Read your application to lease. You should have understood this when you completed the application to rent. No pets are allowed. If they are allowed it will state that in your lease and pet lease. Please read the application concerning health reasons. Please read sub-paragraph 5 to your lease. If you have lost your lease, please request another one by texting the 24/7 phone number you received at move in.

If you get a pet, expect an eviction. We love pets, we have our own, but the majority of pet owners do not keep on top of things. For example, most do not poty train, and outside doo-doo is never cleaned up. Besides, pets that are trained make occasional mistakes costing landlords a lot of money.

We have had too many bad experiences when we've been told you will smoke outside, on the street or in the car, where will the butts go, on the floor of the car or out the window while on the premises. We do not allow vaping or smoking PERIOD! If you smoke do not even consider renting from us. If you start during your stay, expect an eviction. Too many past smokers have made our past vaping / smoking policy, a no vaping / smoking policy today. In all the years of property management, in every case, smokers end up smoking closer and closer to the place they live, and for some reason the habit ends up in the bathroom during the month of December and following months. We do not allow smokers or vapers renting from us.

The tar and nicotine, a oily acrid toxic liquid that turns yellowish-brown in air and light: the principal alkaloid in tobacco, used as an agricultural insecticide. Formula: C₁₀H₁₄N₂ 

This ends up in the drapes, walls, carpet, and every where else, and re-renting the place is usuless unless you gut the rental property and start over. To top it off, should you decide to smoke outside, your butts are all over the grounds. Remember, too many past  vapers / smokers have made our past vaping / smoking policy, a no vaping / smoking policy today. If you smoke or vape, don't even consider completing an application to rent, you are wasting your time and effort. If you have friends that vape / smoke, tell them to vape / smoke before visiting. Human behavors have proven, from past experience,  that those who say they vape / smoke out on the sidewalks, ususlly in most cases end up smoking on the porch with butts all over the peoperty.

Our experience has shown, Its only a matter of time that this habit is abused, and an eviction process comes into play.
